CORAL BAY VACATION HOMES RENTAL POLICIES
FOR WINDSPREE VACATION RENTALS

 

DEPOSIT

All reservations are subject to a 50% deposit of the full rental amount. Once you have phoned in your reservation you will have two weeks to send your payment. If we do not receive your payment within this time frame your 'hold' on the property will be cancelled without further notice. The balance of the rent, 12.5% hotel tax and damage insurance fee will be due no later than 30 days prior to your arrival date. No reservation is confirmed until you have returned a deposit. Submission of your reservation form constitutes your acceptance of our rental policy.

If you have received a discounted rate or are booking for 5 days or less you can make your way to our office or pay a $65 arrival fee to be met at the dock.  If you arrive on the 7 PM ferry or later there is an additional $80 fee that will be added to your invoice. A 3% credit card fee is applied if booking at the regular posted rates.

Rates are based on double occupancy per bedroom. THIS MEANS 2 PEOPLE WILL GET ONE BEDROOM, 4 PEOPLE WILL GET 2 BEDROOMS, 6 PEOPLE WILL GET 3 BEDROOMS etc., unless other arrangements have been made. The total occupancy permitted in the villa is restricted to the number of guests who have booked and paid. Any additional guest must pay upon arrival or vacate the premises immediately. No house parties or weddings are allowed without advance written permission from Windspree Vacation Homes. Additional fees may apply. A quiet family atmosphere must be maintained at all times so as not to disturb other residents of the neighborhood.

CANCELLATION POLICY

In the event you are forced to cancel, we will make every effort to re-book your villa for a 10% service charge. However, no deposits will be refunded unless a replacement rental is obtained. We may be able to reschedule your visit to another time slot in the future. Refund arrangements can largely depend on the amount of notice given to us of the cancellation, and on the time of year. For peace of mind, we recommend cancellation insurance available through your agent or call for a referral. No refunds will be given for early departure unless there is a serious problem that cannot be cured within 24 hours or causes the guest extreme discomfort or serious inconvenience.

DAMAGE INSURANCE & VILLA ULTILITIES

A $35 damage insurance fee is due with each reservation. This fee covers all minor accidental breakage or damage of up to $500. Any damage must be reported immediately or it will not be covered by the insurance fee.  This fee does not cover any intentional damage or abuse of rental property nor any theft or damage of property brought by the guest. The Owner and Property Manager will not be responsible for accident, injury or for the loss of money, jewelry or valuables of any kind. The damage insurance fee cannot be applied to any outstanding rental balance. There is an additional fee for lost or misplaced keys.

Water, power, local telephone, cable and internet service, when available, are included in your rental price. Unfortunately we do not have any control over these services and cannot guarantee that they will not be interrupted. Please conserve water as it is scarce and at a premium. Excessive water use will incur a separate fee. Windspree reserves the right to enter the villa to perform any necessary repairs and to allow the villa to be shown during your stay in the event it is for sale. We will make every effort to schedule such services/ showings with sufficient advance notice and at a time convenient for the guest.

ARRIVAL & DEPARTURE

In order to expedite your arrival you are required to provide us with all flight arrival information and a cell phone contact number. You will be advised prior to your arrival of the ferry we expect you to arrive on. If your flight is delayed we will expect a call from you upon your arrival at the St. Thomas airport. Please call 340-693-5423. If after 5 PM or weekends call 340-227-3250. We will also check with the airlines the day of your arrival and adjust our schedule accordingly. Only one arrival greeting is provided. If your group will have staggered arrivals you will be responsible for any charges for additional greetings. Please be sure to travel with all your Windspree contact numbers. There is a minimum greeter fee of $100 for a holiday arrival; Christmas Eve, Christmas Day, New Year’s Eve, New Year’s Day, Easter, Thanksgiving and 4th of July.

If we have booked a rental car for you please check the website of the car agency to see their rental policy. Windspree has no control over their rates or policies. We book the car as a courtesy only for our guests.  We accept no liability for any problems or disagreements with any rental agency.

If you have rented a smaller vehicle and need help carrying excess luggage to your villa your greeter can take your luggage in their car. Our greeters cannot carry any passengers due to liability insurance restrictions. If you require assistance back to the dock on your departure there is a $50 minimum fee.

CLEANING SERVICES

All our villas are thoroughly cleaned before each arrival. Additional maid service during your stay can be arranged at an additional fee. This is a general tidying only; prices are set according to the services requested.

If someone from our staff has been exceptionally great we’d love to hear about it; if the opposite is the case please let us know immediately. Tipping is always appreciated and you may also leave any food items as the housekeepers appreciate that.

LIABILITY

The guests agree to defend, indemnify and hold harmless Windspree Vacation Homes, its employees and represented property owners from and against all claims, demands, loss, liability, including cost of defense, arising out of or in any way connected with the guests’ use of the property.

TAXES & PAYMENT

All rentals in the USVI are subject to an 10% USVI Government Hotel Tax. Moving to 12.5% January 1, 2016.  We gladly accept Cashiers checks, money orders, personal checks, Visa, or MasterCard
