Deposits

All reservations are subject to a 50% deposit of the full rental amount. Once you have received your reservation confirmation you will have two weeks to send your payment. If we do not receive your payment within this time frame your ‘hold’ on the property will be cancelled without further notice. The balance of the rent will be due no later than 60 days prior to your arrival date. No reservation is confirmed until you have returned a deposit. Submission of your reservation form constitutes your acceptance of our rental policy.

Cancellation & maintenance policy

Maintenance & operations: We are not responsible for mechanical failures of non-essential or luxury items, including, but not limited to hot tubs, television, wifi, satellite or cable services, dishwasher, washer/dryer, air conditioning, pools or any other appliance that fails to operate properly during your stay. No refunds will be issued for minor disruptions of any utilities or appliance including, but not limited to, power outages, water outages, telephone service, etc.

Please report inoperative equipment right away and we will make every effort to have repairs done as quickly as possible during reasonable hours. Speed of service cannot be guaranteed due to our reliance on island services, repair and utility companies.

Cancellations: In the event you are forced to cancel, we will make every effort to re-book your villa for a 15% service charge. However, no deposits will be refunded unless a replacement rental is obtained. In some cases we may be able to reschedule your visit to another time slot in the future. Refund arrangements can largely depend on the amount of notice given to us of the cancellation, and on the time of year. No refunds will be given within 60 days of arrival under any circumstance. For peace of mind, we strongly recommend travel insurance.  No refunds will be given for early departure unless there is a serious problem that cannot be cured within 24 hours or causes the guest extreme discomfort or serious inconvenience.

Storm related emergencies

In the event of a hurricane approaching the islands we will be closely monitoring storm reports and projections. If we decide that it is necessary to board up and evacuate our properties you will be notified as soon as the decision has been made. At that point all guests must depart their respective villa and purchase a flight home immediately or move to a hotel on St. Thomas at the guests expense. Once arrangements have been made it is VERY important that we are given your new location and plans. We highly recommend all guests purchase travel insurance especially during hurricane season. If you wish to purchase travel insurance, a couple companies we recommend include Allianz & CSA Travel Protection. Refunds will not be given in the event of a storm related emergency or resulting damage to the property.

Damage insurance & villa utilities

A $50 damage insurance fee is due with each reservation. This fee covers all minor accidental breakage or damage of up to $500. Any damage must be reported immediately or it will not be covered by the insurance fee. This fee does not cover any intentional damage or abuse of rental property nor any theft or damage of property brought by the guest. We require a credit card to be on file for all reservations, to cover any damages not covered by the damage deposit. The owner and Property Manager will not be responsible for accident, injury or for the loss of money, jewelry or valuables of any kind. The damage insurance fee cannot be applied to any outstanding rental balance. There is an additional fee for lost or misplaced keys and for broken beach chairs. (Continued)

(continued) Water, power, local telephone, cable and internet service, when available, are included in your rental price. Unfortunately we do not have any control over these services and cannot guarantee that they will not be interrupted. Please conserve water as it is scarce and at a premium. Excessive water or electric use will incur a separate fee. Windspree reserves the right to enter the villa to perform any necessary repairs or to turn off AC left running, and to allow the villa to be shown during your stay in the event it is for sale. We will make every effort to schedule such services/ showings with sufficient advance notice and at a time convenient for the guest.

Rates

Rates are based on double occupancy per bedroom. THIS MEANS 2 PEOPLE WILL GET ONE BEDROOM, 4 PEOPLE WILL GET 2 BEDROOMS, 6 PEOPLE WILL GET 3 BEDROOMS etc., unless other arrangements have been made. The total occupancy permitted in the villa is restricted to the number of guests who have booked and paid. Any additional guest must pay before arrival or vacate the premises immediately. A quiet family atmosphere must be maintained at all times so as not to disturb other residents of the neighborhood.

Taxes & payment

All rentals in the USVI are subject to an 12.5% USVI Government Hotel Tax. We gladly accept Cashiers checks, money orders, personal checks, Paypal, Visa, or MasterCard

Events

No events (weddings, receptions, parties, etc.) are permitted without separate written prior approval. Event fees will apply and are limited to select villas.

Cleaning services

All our villas are thoroughly cleaned before each arrival. Additional maid service during your stay can be arranged at an additional fee. This is a general tidying only; prices are set according to the services requested.

If someone from our staff has been exceptionally great we’d love to hear about it; if the opposite is the case please let us know immediately. Tipping is always appreciated and you may also leave any unopened food items as the housekeepers appreciate that.

Service Animals

Service animals are permitted in our villas with notification at the time of booking. Appropriate documents will be necessary for travel to the U.S. Virgin Islands. The guest has the responsibility to care for and supervise the service animal. The guest should retain full control of the animal at all times. The animal is not allowed on the beds or furniture. This generally means that while the animal is in common areas, it should be on leash, in a carrier, or otherwise in the direct control of its owner. When in the villa, the service animal should be well behaved (no jumping, snarling, nipping, excessive barking). The guest is responsible for the safe removal of animal waste products. Pets and emotional support animals are not permitted.

Construction

St John’s economy is continuing to grow and with it new development follows. Construction is a constant on island and may or may not have any effect on your stay. The work day typically starts around 7:30am and is in most cases done by 3:30pm. Windspree Vacation Homes or the villa owners are not liable for outside noise interference.

Liability

The guests agree to defend, indemnify and hold harmless Windspree Vacation Homes, its employees and represented property owners from and against all claims, demands, loss, liability, including cost of defense, arising out of or in any way connected with the guests’ use of the property.
